Bryn Brithdir | Oakdale Court

An ambitious programme of development has taken place on the second largest development plateau, Plateau 2, to provide a wide range of business premises for light industrial use. Caerphilly County Borough Council and the Welsh Assembly Government have worked in partnership on the first phase of development on with the construction of 4 units in a Joint Venture Agreement. Further phases of development by both the Council and Welsh Assembly Government have accessed European Objective 1 funding to provide a property offer that is unparalleled in the area.

The units range from 5,000 sq. ft. (465 sq. m.) through to 50,000 sq. ft. (4,645 sq. m.), All business units include office accommodation, service access and access to three phase electricity. Some of the larger units have space available for future expansion.

In order to reduce the environmental impacts, all future developments by the Council will be designed to achieve (or exceed) BREEAM rating of excellence and other developers will be encouraged to adopt the same standards.

Bryn Brithdir

Caerphilly County Borough Council and Welsh Assembly Government worked in partnership on the first phase of development on Plateau 2. The 4 units were constructed in a prime position at the entrance to Plateau 2 – Bryn Brithdir.

The four manufacturing units, two 10,000 sq. ft. (929 sq. m.) and two 20,000 sq. ft. (1,858 sq. m.) are set out as semi-detached buildings which include 15% office area and 100% expansion on site.

The headquarters of General Dynamics United Kingdom Ltd is located in Units 3 and 4. The two 20,000 sq. ft. (1,858 sq. m.) units have been combined and converted for office use for senior management and support functions such as IT and finance. The programme management teams for BOWMAN and land digitisation programmes are also based in the building.

Oakdale Court is located in a prime position on Plateau 2 at the eastern end of the business park. Access to Oakdale Court is via the Bryn Brithdir Road, which has direct access to the roundabout at the entrance to the business park.

Oakdale Court has a good range of business units that have been constructed in 2 phases of development by Caerphilly County Borough Council and the Welsh Assembly Government.

The most recent phase of development is the European Objective 1 funded small business units located at the western side of the plateau. These 6 business units include office accommodation with separate entrance and an enclosed service yard to the rear. At just 5,000 sq. ft. (465 sq. m.), they are ideal for a small and growing business and are designed for light industrial use.

In contrast to the small business units, the Welsh Assembly Government’s property can be occupied as 2 units or 1 single 50,000 sq. ft. (4,645 sq. m.). There is also space within the plot to extend the unit to 100,000 sq. ft. (9,290 sq. m.).

The business units are to be let on an annual full repairing and insuring lease.
